What actually causes it

The symptom tells you something is wrong. This is what is usually behind it — and which of these are cheap fixes rather than the replacement you may have been quoted.

Hinge wear and sagging leaves

A wrought iron driveway gate is heavy, and every gram of that weight hangs on its hinges through tens of thousands of cycles. Hinge pins wear oval, bushings wear through, and the leaf gradually drops until it drags on the driveway or no longer meets its latch.

Because it happens slowly, people usually blame the operator, which by that point is genuinely struggling — it is being asked to drag a gate across concrete. Re-hanging the gate and replacing the hinges fixes both problems, and it is considerably cheaper than the operator replacement often quoted for the symptom.

Cracked welds and metal fatigue

Welds crack at the joints that carry the most cyclic load — usually the corners of the frame and the point where the operator arm attaches. This is normal fatigue on a gate that has been in service for decades, not a sign the gate was badly made.

Repair means cutting out the failed weld, re-welding properly, grinding back and refinishing so the repair is not visible. A cracked frame joint left running will propagate, and eventually the leaf distorts far enough that straightening becomes a much larger job.

Post movement in expansive clay

Much of Dallas–Fort Worth sits on expansive clay that swells when wet and shrinks hard through a dry summer. Gate posts move with it — sometimes a surprising amount over a single season.

The result is a gate that closed square in spring and binds by August with nothing having been touched. Straightening or adjusting the gate without addressing the post means the same problem returns the following year. Where footings have moved significantly, resetting them is the durable repair.

Rust, particularly at the bottom rail

Iron gates are usually built from hollow section, and water finds its way inside. It sits in the bottom rail, and corrosion works outward from within — which is why a gate can look sound and still be structurally compromised at the bottom.

Repair means cutting out the affected section, welding in new material, sealing it properly so water cannot re-enter, and refinishing. Patching over rust without removing it simply hides the problem for a season.

Impact damage and decorative repair

Custom ironwork is generally worth repairing rather than replacing, because you cannot buy it off a shelf. Bent sections can be straightened or replaced, broken scrollwork can be fabricated to match, and a well-executed repair is invisible once refinished.

Keeping it working

Most of what shortens a gate’s life is preventable, and a good deal of it costs nothing but attention. Here is what you can do yourself and what genuinely needs a technician.

Touch up the finish before rust starts

Chips in the coating are where corrosion begins. Cleaning and touching up a chip takes minutes; cutting out a rusted bottom rail takes a day. Walk the gate once a year and address anything down to bare metal.

Watch the gap at the bottom

The clearance between the gate and the driveway is the easiest early warning of hinge wear or post movement. If that gap has visibly changed, something has moved — and it is much cheaper to correct before the gate is dragging.

Keep water out of the hollow sections

If your gate has drainage holes at the bottom, keep them clear. If it does not and it is holding water, that is worth raising — a few drilled and sealed drain points can add years to a gate's life.
